Rough approximation using the asset-liability method (interest rate difference on the average remaining debt, discounted). Reinvestment rate: example reference. The bank additionally takes into account unscheduled repayment rights, risk costs and administrative expenses. After 10 years, you can terminate the loan without an early repayment charge (Section 489 of the German Civil Code, BGB).
